On the remaining 31.785 sq m you are allowed to build:
 
A) 15% i.e. 4.768 sq m x 2 storeys, if you decide to build residential properties (min. 225 apartments with 1 and 2 bedrooms)

B) A hotel complex with 22.224 sq m enclosed area.
